Roof Maintenance
No matter what kind of roof you have, regular roof maintenance is an essential aspect of keeping it in good condition. Maintaining and repairing a roof has a far lower cost than replacing one, and as a result, roof maintenance should never be ignored.
Although many aspects of roof maintenance depend on the type of roof, and roofing material, that has been used in construction, there are some aspects that are the same regardless of whether it is commercial roof maintenance, or residential roof maintenance.
General Roof Maintenance Factors
A primary consideration in roof maintenance is the question of leaks. A leaking roof can quickly lead to more fundamental damage to the structure, and roofs should be inspected for leaks on a regular basis.
Although some types of roof need more maintenance than others, all roofs should be checked from time to time to ensure that they are clear of debris, and that the gutters and drainpipes are clear. It’s recommended that you inspect your roof at least twice a year, and when doing so, inspect the flashing, joins, and anything that penetrates the roof (such as chimneys) to ensure that they are weatherproof.
Flat Roof Maintenance
The life expectancy of a flat roof is related to how regularly maintenance is done on it. With regular preventative maintenance, a flat roof can last up to 20 or 30 years.
The most important part of maintaining a flat roof is to ensure that ponding water, (water which collects on the roof) is removed as soon as possible, and preferably within 48 hours. The easiest solution is to install roof drains for ponds which collect near edges, or even a siphon for water which collects at the centre. The quicker the water can be removed, the less chance there is of a leak developing.
Proper care of a flat roof also includes sealing, coating, or waterproofing, all of which can help preserve the roof, and extend its lifespan.
Metal Roof Maintenance
A metal roof is generally considered one of the easiest types of roofs in terms of roofing maintenance. Most metal roofs are galvanised, and this pre-coating renders the roof relatively maintenance free.
Sealants may however require routine inspection, and may need to be reapplied every few years, with the time span dependent of the manufacturers guidelines. Holes and open seals however, need repair as soon as they are detected, and it is often best to have a specialist company carry out such repairs.
Rubber Roof Maintenance
Despite the difference in terminology, a rubber roof actually usually refers to a flat roof, to which a rubber coating has been applied. Rubber coatings do require fairly regular roof maintenance, although in general, the work that can be done on the personally is fairly limited.
It’s recommended that rubber roofing be cleaned and sealed around 3 times a year depending on your weather conditions, and that it is regularly swept of debris, to prevent the formation of mildew.
Although minor cracking is normal, long, deep cracks are a sign of too much wear. If you can tear a strip of the rubber from the edge, it’s recommended that you seek a replacement.

In general, slate roofs need a visual inspection at least once a year in order to determine whether or not any slates need repair or replacement. Even a new slate roof will shed a few tiles every year, and as well as a routine visual inspection, we recommend that owners find a contractor with experience in slate roof maintenance to carry out a more thorough inspection on a regular basis.
Tile Roof Maintenance
Although it might not seem so at first, a roof is actually an asset that needs to be protected, along with all your others. Although tile roofs are relatively low maintenance, they also have some unique qualities that make it wise to find professional roofers to complete the installation, and to carry out regular maintenance inspections.
Many tile roof leaks for example, are not caused by failure of or damage to the tiles, but rather damage to the underlaying of flashing. If this occurs, it’s necessary to get qualified roofers to remove the tiles, make repairs, and then replace them intact.
